Post: Multiple SFR or 1 multi fam?

Would you rather purchase 3-4 sfr with 25-30% down

or 

1 multi fam or commercial (apartment etc) with 20% down.


I would have 450k to work with.  

Would you rather own outright a single family home $500,000 and collect $2500 monthly rent, 

or spread that $500,000 out over 4-5 units


or put that $500,000 down on a 1-1.5,000,000 property?

Are there ANY financing options for a twice moved mobile home with a large down payment? Owner occupied, unoccupied, portfolio loan, private money( do you know a person?) 

The mobile home is not the value, the value is in the land for development. The only value the mobile home has is $1400 a month rent. 

FYI, I own this property and am trying to sell it. I do not want to carry a contract on it. I bought it cash. Thank you!

The training is second to none if you choose to utilize it. Like anything, the more you put in the more you can get out of it. I am currently with Keller Williams (3 years now) and wish I started with them. I would have been much more advanced and likely 2 years ahead of being with a smaller company. With that said, I do not think seasoned agents need to be with KW.

How would you fund a development project? I own a property that I can build either single family homes, duplexes, or potentially an apartment complex.

Good for you! I would say 6 hours per day minimum and from 10-7 five or take will work best for calling and showing homes. 

Keller Williams is a great place to start! Fantastic opportunities for a brand new agent. You will be years ahead by starting there compared to a small local or mom and pop place ( not that there is anything wrong with them!) send me a message if you would like to chat more!
