Hi All

I am close to purchasing a duplex just outside the Lehigh Valley, in Pennsburg. I have everything worked out on the spreadsheet, and I would be looking at a average monthly cash flow of $150, after mortgage, expenses, and putting away 10% cap ex, 5% maintenance, and 5% vacancy. The gross rent per month would be 2500, both units are 3/1. 

I am worried that the cash flow may be too low for my trouble. Can anyone give me some thoughts on these figures? The COC% would be 8.01% at these numbers. This would be my first property.

I am looking at a duplex in the area of Pennsburg/East Greenville PA, and I was wondering what some of the experiences of other investors have been in that area. It is a little bit outside of the Lehigh Valley and a much smaller area, which is why I am asking. Any tips or info on the market or that area would be wonderful.

I am starting to look at kicking off my investing career with a house hack. The plan would be to buy a multi-family home with an FHA loan. The only problem is that my job can be transferred elsewhere in the country with little notice. My question is, if I am transferred to a new job site, does my unit have to sit vacant until the FHA required length is up? I feel like I should be able to find the info on this, but I must not be looking in the right places.

Any help would be great.

New investor here, learning as much as possible while I build up some seed money. While researching, I've seen people bring up the idea of a market correction in the near future, and it makes me wonder why I keep reading that. Historically, at least what I've looked at, real estate cycles tend to go at 18 year intervals, with being 8 years or so since the last correction, I am just confused as to why there seems to be a consensus on the topic. Any insight would be great!
