@Evan Polaski thanks for the input. I will be cleaning out interior and landscaping this weekend as well as meeting my agent on Saturday. As far as what I’m looking to do with it, will depend on the inspection occurring next week.

I will be able to have an idea of potential major issues by Wednesday of next week.

I imagine the renovations will be extensive as you say.

@Jim Demartini Thanks for that feedback! My concern with the property is the balance of ROI in this case. The area isn't very favorable in general but the home isn't quite "livable" either. I'd like to bring it up to comparable resale for the area but I'm not sure at which point to stop.

I’ll be getting that inspection ASAP to start. I don’t see this being a great rental option, so I’m toting that line as well of where will I see my biggest return.

My thoughts were; running water, working/safe electric, secure entry points and the aesthetic basics.

I’m trying to prioritize (without the experience or inspector evaluation) this seemed the most noteworthy items to tackle.

What would be your priorities?

Hi All, I’m very new to this world and need a little guidance. Long story short, I just got a home gifted to me and the home needs some work. The comps in the area are around 45-75k, but this home is in rough shape.

It is an old home (20s), 15 year old roof, solid concrete foundation, window unit heating and cooling and a combination of vinyl, wood and carpet flooring.

The cabinets, bathrooms, and common room walls are all in okay shape but there are some aesthetic issues and potential demo needed everywhere else.

I have no idea on the piping, gas and electric in the home for it has sat unused for years (who can I turn to evaluate this on a budget?)

The walls are cheap panels and cheap warped wallpaper. Broken window (s), doors (interior, and glass on exterior)

From a first time flipper... where should I start and in which order should I invest my time and my money?
