Post: 1 duplex PA delaware county area trying to expand

Looking for guidance on expanding to more property I currently own one duplex (house hack) living in one side of the building and have small capital of about 60k cash! I have a small equity in the current building we put 20% down at purchase and have been living their for about 2 years! I want to purchase another duplex or triplex what is my best

Option in completing this process without running in to DTI problems with a lender I currently work in electrical industry full time (linework) and make about 100k salary a year! I am open to partnering with people in my life but ultimately want to own the properties myself how do I purchase my next property if the lender doesn't want to give me the loans to build my business! I have enough capital for 20% down I have a good paying job I could potentially borrow against my property's equity if needed any advice from peoples past experience when they where at this point would awesome and greatly appreciated!

So purchased a duplex owe about 190K on the property had it for a year things are going well me and my family live on one side of the property currently! I have other equity % in other property threw investing with a syndicate basically! I went to get approved for another mortgage but my DTI was to high! So my question is could I possibly transfer this current duplex I'm in into a LLC on a refi and also add the other properties I have equity in into that same LLC and if I could do that would that then clear my personal DTI problem when I am looking to get approved for a single family home and also going forward purchasing other investment properties ! Hope this makes sense asking for a friend also what are the other pros and cons of opening the LLC for my situation !

Purchased my first duplex about a year ago everything’s going good with it to date! Was looking to purchase another rental property but my debt to income is to high for a lender! Cars are paid off credit cards paid off! from my math I have about a 30k difference total debt to income that’s holding up my approval for another loan on a second property! I have about 60k cash I can access what is the best way going about securing a loan for another loan in this type of situation!
