@Alex S. You can definitely make this work in many markets across the country! And make much more cashflow than you would doing long term. Especially if you self manage. I’d recommend checking out parts of Florida or the Carolinas

I always like cheaper residential financing if I can get it! You can always re-evaluate options 2 years down the road when you need access to your equity or a line of credit

Great point about having cash reserves even if you get a home inspection. I always recommend this to my clients and do the same for my own properties! Also important to have a really good inspector!

@Hannah Paitchel you should look at the southeast. Markets in florida, Georgia, and the Carolinas that could work for your price range. The southeast is experiencing the benefits of population migration. Appreciation is solid and cashflow is there in the right areas

@Bob Foglia partner with someone that you trust on some short term rentals. Cashflow like crazy and give a young investor an opportunity to build something that they couldn’t without your cash

@Julia J tons of amazing tech out there these days for self managing. Smart locks, cameras, smart thermostats, automated calendar syncing, smart pricing, etc. self management is very doable and much more profitable
