Thanks guys. Appreciate all the input. Going to just stick to assigning the FSBO properties.. Seems easier for now until i really learn more about the whole process of working with REOs.

Let me rephrase because i think i might have figured it out. Are REOs (not foreclosures, sorry) assignable, or do i need to do a double closing?

Hey BP- just wondering if its possible to get a foreclosed and/or bank owned home under contract and then assign it to an end buyer. If it is possible, is it any different than going to a seller and getting the property under contract then just assigning it? Thanks in advance.

What exactly are you referring to when you say 'holder'? If you could send me a picture of what your talking about to [email protected] or post a picture here, i can definitely help you figure something out. There are alotttttt of different shower units out there and alot of different parts people use all over the country. If your talking about a Neo Angle framed unit (normally installed in corner of bathroom, 2 smaller panels coming off the walls, and one door on an angle between the 2 panels), and it has the little magnets in the handle that hold the door to the metal, not much you can do for those because they all rust and crap out over time. On all of the ones I've dealt with, you can slide the magnets out and try to clean the magnets and the metal up with denatured alcohol. Make sure its Denatured alcohol you use and not Goof off or something like that. The alcohol wont strip the finish off the metal.

Hey BP- just thought id offer insight on any shower related problems people are having. Leaking showers, squeaky doors, a slider not sliding smooth.. anything shower related, i can help you out. My father owns 2 different shower companies here on LI, and ive worked for him for the past 5 years(commercial and residential), and have always helped him for fun while growing up... So any problems you may have, ask away. If you are on Long Island or in the 5 boroughs, if you cant figure it out, I can even come check it out and help you out. You might be able to write up a bird dog and state that the service you are providing is referring a buyer. I haven't been in the business for too long but I think that would be an available option.

i think i have it figured out ... someone please correct me if im wrong..

first i have to get a property under contract with a purchase agreement that states the contract could possibly be assigned to another investor. and it would be for however much money want to sell for.. lets say 50k.
after thats done, i can market the property at 55k, find a buyer and write an assignment of contract for 5k.

im aware that this is not all i have to do, but im just trying to figure out the paperwork portion before i start with anything else.

Hey everyone- My name is Connor and i am 19 years old, just starting to really learn about wholesaling and how it works. I have read up on a lot of it, and watched some Youtube videos, but i am still not sure of exactly what contracts and agreements i should be sending the seller and the buyer. Do i need to send just an assignment of contract to the seller and the buyer or should i be sending multiple documents? If this has been discussed in a previous post, please send me a link to it if possible, because I'm clueless as to what i would have to search to find my answer. Looking forward to learning something from everyone on here. I am open to any advice or tips. Thanks.
