Hi everyone! My father and I are working on a real estate project in South Carolina, but I live in South Carolina, and he lives in Virginia. We're looking for a real estate/transactional attorney or CPA in the Fairfax County area who's well-versed in multi-state LLC structures, liability protection, and tax strategies. We have a few properties under development and need guidance on setting up our partnerships (including preferred returns, limited partnership structures, and capital contributions), complying with Virginia requirements, and possibly filing in multiple states. If anyone has any experience advising real estate investors on these topics—or knows someone who does—we'd love to connect. Thanks in advance for any recommendations or advice!

Hi, 

I am completing a grad program at UNC-Chapel Hill and have some free time daily. I am looking for a deal to put a little TLC while living there next year and then rent out after my program is finished. I am new to the Chapel Hill area, so I am open to advice, but it seems like the Mebane, Hillsborough, and Pittsboro areas are attainable at a low price. Maybe even the outskirts of Durham? I have completed one house hack before, but I am new to the area and am looking for any advice/contacts that could point me in the right direction in terms of neighborhoods with strong appreciation in the future. I have enough for a 5% DP and a friend who can co-sign looking to stay under 300k before repairs. 

Lmk if anyone has any advice or experience in the area!

Hi, I am currently starting the process of looking into the Greenville, SC market for a home to live in and rent out the other rooms to other younger professionals. Move-in would be in August and have it ideally in the 200-400k range with the potential to make minor upgrades. I would like to be within 10 minutes of downtown Greenville where my work will be but do not have much knowledge of the demographics of all of the neighborhoods in the area. I would like to find a realtor who has experience within the market and could offer advice on what my best options might be. Let me know if anyone knows anyone who could help. Thanks!
