What kind of rates are you guys getting on the 30 year loan, 25% down rental mortgages?

@Tyler Matthews I use Tellus to manage my properties. It's a nice app that helps track (and collect) rent, and log your maintenance tickets. And it's also nice if you're partnering with other people and want them to be able to see it too since the app supports multi-user and co-owners. I have my mom and husband as co-owners of my properties so we can all stay in sync. If one of them adds a receipt I see it automatically on my end. Very helpful customer service too!

@Dewayne C. I use Tellus. I've been using the app to manage my rentals and it's been helpful. It supports multi-user and multi-unit and my mom and husband are also on it so we can manage the units together. You just take a photo of the receipts and the monthly reports it generates is helpful. It can split the P&L by property or unit or tax category and has all the receipt images as well. Plus, free :)

@Brandy Carter I use Tellus too I think it’s easy if you don’t have a massive portfolio. My neighbor has a ton of rentals, she uses Appfolio. But again if you know this is your only rental use something free like Tellus or cozy. My tenants preferred Tellus since they wanted to split rent, use it for work orders, pay from multiple bank accounts, etc. The app has a bunch of flexible features.
@Mauricio A. Sorry to hear that. I don’t have it in my lease but can see why it’s good to have. My only additional piece of advice is to have written documentation of it all. Emails or text threads basically have documentation you tried to fix it and the tenant had agreed with the maintenance mtg.
@Todd Snyder I use an app called Tellus. It also uses bank account or a credit card fee. I think some tenants feel okay with the bank account depending how they link it. My tenant didn’t want to sign in with his bank credentials but he felt perfectly okay using a micro deposit method to link his bank account.

@Todd Powell I use Tellus app. My tenants especially the younger ones like doing it all in an app where they can get notifications. I also use it for chatting with tenants and expense tracking, document storage etc. it’s also using ACH and free for all parties. They figure out how to make payments go pretty fast. After a few months the payment hits my bank account in 2 days and more importantly I get an alert if rent is late.

@Ameenah Muhammad-Diggins both!!!! I recently redid a kitchen and did great on the bottom and white on the top. I love how it looks. Grey doesn’t get dirty easily and white makes the room look less stuffy. The ceiling in the kitchen wasn’t particularly high so I needed to use white on top.

@John Chapman agree with the other posters. It is odd to me to lower rent, I would just not raise the rent. Also maintenance, free cleaning or handyman service, an occasional gift for the holidays, those things help too. Lastly just provide good service in return which I bet you are already doing if you’re thinking of lowering rent :).
@James Wise great idea. I never thought of that. But wouldn’t that lead you to hire companies versus individual managers? A company could probably tend to things faster but also seems harder to hold accountable. There’s something nice about knowing the specific individual property manager.
