I agree with @jeffery c. A loud stereo will set off those new breakers. I sell electrical supplies and hear complaints all the time.

@steve cook, I live here in Indy and only look here. This isn't a bad deal, but there is certainly much better deals out there. Don't settle for less than 15% cap. Also, taxes are 2%.

my big bank, rhymes with face, said the same thing. But I shopped around and found a bank that offered a 5/1 at 3.25% with 30 points down and reasonable closing. Property price was $55K. I did have to be under 40% debt/income not including rent, but cash reserves were not required. It wasn't a mortgage but a business loan secured by the property. Hope that gives you hope. Keep shopping. It does make sense that a princible under 50 wouldn't be profitable to a bank spread out over a long period of time.

Hi guys. I have been a member for several years, but never posted. I have recently started to get more serious about investing and look forward to getting involved in the BP community. I have listened to tons of BP pods casts lately which motivated me to get in gear. I'm married with 2 boys in my late twenties, and about to close on my first duplex in Indianapolis.

Thanks,

Josh
