@Ashish Acharya so would they be paying 25% of the installment payments in recapture then taxes or would 100% of payments be put towards recapture and taxes until those obligations have been met?

I’m curious how the taxes work for the seller. If they are owner occupiers then they won’t have capital gains anyways. So in that case it is really just the income stream they can maintain.

But, if they are tired landlords, how does it effect capital gains and depreciation recapture? Both on the down payment, and the principle/interest?

Does your maintenance include your capex? Also how are you calculating your IRR? I ask because of the way you phrased your parenthetical.

@Renee Yarbrough sounds like you may have a great opportunity if you can buy right.  If there is not drywall up there SHOULD be no surprises.  If you are unsure you can always partner with someone.  Rehab is not my forte either, but I have some skills in underwriting and some access to capital, so that is where I position myself in a team.  Looks like you are the deal finder in this one.

Hey Paul, I went to BG high school right down the street from you.  I do not invest or live the area anymore though.  The podcasts are great, but I prefer the books.  They have a more direct, concise, and high yield information.

I am turning 34 here shortly, and want to be able to retire by 44.  I don't think I'll ever actually retire, but working when you don't have to isn't the same as being forced into the rat race.  This year we were able to live very comfortably on 1 income.

I was reading/watching some things from Investor Girl Britt and saw the concrete counter tops and Ikea kitchens.  What do people think of those in their flips and rental rehabs?  Have they sold and rented well?  Holding up and easy to maintain?
