Hello Sheree Fullwood how did u come across this foreclosure? Admittedly, I don't have a response to the question you posed, but I am definitely interested in new ways to find foreclosures/short sales always.

Hey Elise Chen we're currently buying in Brooklyn as well from a sponsor (Dyker Heights/Bath Beach border). I don't recall out lawyer pushing to get this particular condition into the contract. Similar to what others have said, it doesn't hurt to get a second opinion, but I recommend consulting another real estate attorney instead 😄. Our attorney is Jeff Ehrlich (he has a Court St office), and we loved how he navigated us through BS versus the norm. Best of luck! Can't wait to hear the success story out of this one.

Hey guys - check out Green Apple Home Inspections. I came across them on Yelp, and they recently did a home inspection for a home we are in the process of purchasing, and we loved how thorough they were. The post-inspection report was very detailed, and they pointed out their concerns with photos for reference as well. The quote they provide depends on the size of your home, but they respond very quickly. They will confirm the appointment and perform follow-ups as discussed very promptly.

@Frank M.First, I am very sorry for the death that happened in the family.  My sincere condolences.  You're a good man for stepping up for your family in their time of need.

Bensonhurst is an area I'm very familiar with (I live right next to it), and we have been in the market for property in this neighborhood.  I know quite a few investors/builders who can make quick offers if they feel this is the right investment fit.  Can you private-message me the address for a drive-by?  I can also share with you my contact information.

Hey @Daniel Cohen, welcome to BP!  In terms of growing your investment portfolio, what types of properties are you looking for?  Purchasing in NYC is its own beast.  My family and I have been looking to purchase a co-op/condo since August 2015, and the market is incredibly intense: low inventory, high competition from all-cash buyers.

I think it is very dependent on how bad the damage was.  If you're serious about it, schedule some time with a realtor to view the property, and have a contractor do a walkthrough alongside you.  At the conclusion, go through the repairs needed to make it liveable/ideal.  Some folks may even offer free consultations.  Once you receive one estimate, you can shop around to other contractors to ask 'em what they would charge.

I'm very curious to see how this forecast plays out in the next quarter, particularly for Brooklyn. We have been actively searching to purchase a co-op since last August (which is most within financial comfort), and the combination of outrageous prices + fierce competition has dragged this process on for over half a year. Perhaps this crash - or dip, dip sounds nicer - will be that window of opportunity for us buyers to swoop on in. ✌️

Congrats on your purchase, @Michael Yeung! Hope the abode is treating you and your family well.

Short sales purchases are actually notorious for being an absolute time-suck.  There is so much paperwork to fill out, and then the #s get bounced around from party to party to ensure everyone is okay with the offer being made.  

Mighty stressful and anxiety-inducing, but it seems that you guys made out quite well!

@Account Closed, what's your current status on your multifamily search?  Were you able to find something in those areas?  Please share your success story if yes!

I'm especially curious to know because … between 2014 and 2015, there has been a major increase in the up-and-coming areas.  My husband and I are looking for a multifamily that we would occupy one unit, and then rent out the other … very difficult to find anything under $1m in our area.
