How much do you usually make an offer below the listed price? Thank you for your answer?

Plan to buy real estate for a child to attend a 4 years med school and share with the other students. Hopefully the property will be easy to sell or rent to the college students after the child graduation. What type of the property is better, a 3-bedromm house, townhouses or condo? Thank you for your answer.

I do have Sewer insurance but the pipe is not sewer plumb. It is the house water source pipe. Can the sewer insurance cover such plumbing repair? Thank you for your answer.

My house pipe under the concrete was suddenly broken last December that causes the water damage. My home insurance pays for the water mitigation and rebuild but refuses to pay for the plumbing repair. The plumbing repair invoice is about $2500 in Excavate concrete/Difficult Access, Performed pipe repair and backfill and tamps/ Repour concrete. Can any expert advise how to argue with the insurance and let them to pay for the plumbing repair or the plumbing repair is not covered by the home insurance? Thank you for your answer.

The house has concrete slab and needs to replace the existing engineered wood for the living and bed rooms. What color and width (3, 4 or 5 inches) are good and attract buyers? Is it red oak and wider, the better? What is your opinion?

Thank you all for your replies. What is the best hardwood flooring do you recommend for the slap foundation? I can go for none engineered hardwood floor if you think the other type of the hardwood is better?

My living room has hardwood floor but bedrooms are carpets. Is it good to upgrade the carpet to hardwood floor for easier to sell the house or buyer may prefer bedroom has carpet? Thank you for your answer.

I want to replace existing glue-down engineered hardwood floor. The store told me there is another choice, the floating engineered hardwood floor. Do you prefer the glue-down or floating engineered hardwood floor and why? Thank you for your answer.
