I am about to summit an offer on a rehab property with a squatter living in it. Is it my responsibility to get rid of the squatter or can I put that as a contingency? Secondly, does the "cash for keys" apply in this case?

This newbie is so lost! I can’t seem to find that first golden goose property. W2 mindset is creeping back in! Analyses paralyses is lurking right behind.
I need an accountability partner and a mentor……any ideas guys?
I must get my first commercial property before Fall. I just need a go-to person momentarily….
