Congrats. You buy a lot in Milwaukee it seems any areas or types of property you could share?

Has anyone put in their leases a clause that says basically if you are more than 30 days late on your rent, the owner (me) has a right to immediate eviction. If so has this helped with evictions and is it enforceable?

Hey Columbus Ohio, Investors I was wondering if any of you would be willing to share areas you focus on for investments or areas you stay away from.

I have been looking around in some lower income areas and even though the numbers seem to work I am not sure it's a good investment given some houses are boarded up on same street as rentals. For instance Linden areas and out near Casino etc. All seem sketchy and not sure I could get a good PM for them.

Wondering what areas you target and which you avoid?

I am in the Columbus Ohio area working on my first deal -- actually the property I am working on right now is in Cincinnati. Anyway wondering if anyone has used any real estate attorneys and accountants in the area they would recommend.

Could I pay cash, transfer to LLC and do a bank refi to get the money back out?

Thanks for the responses very helpful -- one more follow up -- I am currently looking at several properties and wondering could I pay cash (buy in my name) then transfer to an LLC after I set it up and refi?

Question -- do you set up an LLC for each individual property typically or one for all your properties?

Has anyone paid cash for a rental property then turned right around and gotten a mortgage at 80/20? 

So if I have an opportunity for a deal that makes sense on the numbers but only if I offer a quick close. 

I can pay cash BUT I don't want to tie up that cash very long. So has anyone paid cash then gotten a mortgage on the property so they can get money to buy more properties?

Really would appreciate any help here.
