Thanks Austin ! I think the only hesitation is it being my first home purchase, and the mental hurdle ! But it is a manufactured home, which in the area there are others listed for 300-315k as similar comps, and plenty of SFR comps that are easily selling for 260-320k so there aren't many doubts, just wanted advice from the BP family. As this is my first post :)

Hello, this would be my first rental property ! Is this a good investment for LTR? I plan to manage the property myself since I will be living within 10 minutes of the property. The location is close by a military base so there will always be a need for renters in the area! The home was appraised for $275,000 with the seller covering all closing costs. Total of the loan is $219,500.
