Hello BP,

I am a new investor I am on my second deal all self funded.

I am looking into bringing investors into my future deals. How does one go about bringing investors in?

On another point how do you pay them? Everyone expects great returns. So, how does one pay them? Do you start out with monthly payments or, do you have them come in to cover the cost and pay them back with the rent?

I am looking for investors for future deals as well.

I would like to make some connections and talk with investors to see what they are looking for in an investor.

Does anyone have any good ways to cash out 401k / IRA's without, getting taxed to Oblivion?

I am finishing a basement to put two rooms and a bathroom for renters. I have enough in my accounts to do so. I just need to find a better way to get the money out with out all those taxes and penalties.

Are there any covid loopholes?

I am on my second deal here in Denver, CO.  I am looking to branch out of the country and to start learning about world wide investing.  I know this is probably a very risky move for a newer investor but, I think it could be quite a lucrative deal, as well as provide travel opportunities.  Is this true or am I dreaming to big?  If any one could share their experiences and any advice you have, i think it will lead to a wonderful discussion.  Thanks everyone.

@Aaron K. I got to that figure because a few recent smaller homes sold for 695-710

@Chris Lopez thank you so much for the response. I was thinking about holding the property until spring time. I thought that might have an effect on the market and bring the buyers back at the start of the season.

I found a deal that has potential for a lot of profit. I am having trouble finding financing.

It's a large house and a great lot.

4750 square ft

3 bed 3 bath

2 acre lot about 30 minutes from Denver with an incredible view.

I would like to frame in a 4th bedroom.

The house needs about 80k worth of work. I've talked with a couple agents and I want to offer 500-520k. I do believe I can sell at 700-720k

I do not have the property under contract yet.

Is this too much to bite off for a first time investor. Any ideas on how to get it financed?
