Hello, 

What are some creative financing tactics and strategies that you have used to fund a deal with zero out of pocket?

Post: Would i be able to I close a HELOC and do a cash out re-finance?

Correct me if i am wrong, A HELOC is like a credit card in the means that you only pay interest on what you use. you can access it over and over again and pay it off over and over again but you don't pay interest on anything more than what you pulled out. where the cash out refinance is a loan so if you don't invest every penny into something then you are paying interest on money you aren't using. Doesn't mean you aren't profiting just an unnecessary expense.

So the next questions.  

Does a cash out re-finance normally get you more funds than you can get from a HELOC?

Can you raise the HELOC so you have access to more funds?
