 And you can write it off as a business expense! (Just got done doing my taxes.)

That part of Houston got hit pretty hard by Harvey. I'd probably be a little shy about buying there.

Things are being snapped up quickly a little further southwest in Sugar Land.

Over the next five years, we'll probably make more money off of appreciation in Houston than off of cashflow. I'd go with slightly nicer houses.

My two cents: next time just pay the 100 bucks for having water during a rehab. Think of it as a cheap insurance policy that makes sure your plumbing rehab doesn't get screwed up.

 The same thing happened to me. I ended up donating the W/D to Harvey victims who were just getting back into their home.

I was just talking to a lender today about this very thing. I have a LLC owned property. This particular lender said to pull it out of the LLC, get a 30-year fixed, slide it back into the LLC.

I've currently got a 5/1 15-year arm at 5.5% at the moment.

Sure there are lots of charlatans out there, but there are plenty of teachers who really believe in their content and really want to help people. Some people love getting in front of a crowd to do a seminar. Am I going to begrudge someone who's found a way to make money doing something they love? As long as they're doing it in good faith, who am I to judge?

Lots of people write books or create courses because they feel like they have something to say. Let them say it. Call out the charlatans as charlatans, but there's no sense in mocking all teachers.

(I suppose I ought to admit that I am a university professor; however, I actually agree with some of @Tim G.'s statements about colleges being the biggest gurus of them all. I'll just add that the teachers at colleges don't see much of the money these days.)

You should check to see what's typical in your market. You probably don't want to be the outlier.

Here in the Houston area, it's not typical to provide W/D, and it's not even typical to provide a refrigerator in a SFR. I was kind of surprised when I realized I wouldn't have to provide a fridge, but that's the way we do it down here.

I got a good piece of advice from David Krulac on the forums that I'll pass on to you. He said, "My theory is that the more heavy things the tenant brings the longer they stay because they don't want to move all that heavy stuff again." I loved that perspective.

We used FastTrack Remodeling for our rental. We had a good experience. They only work with investors, so they know exactly what needs to be done for a rental rehab. I thought the price was good too. Here's their website: https://www.fasttrackremodeling.com/.
