Renewal is approaching and I want to make sure I am not pointlessly overpaying... 

Can anyone recommend a broker/agency for me to work with regarding windstorm insurance for my single family LTR in Corpus Christi, TX?

Hello all.

I will be relocating to Corpus Christi, TX in Q1 of 2022 and am interested in purchasing a rental property in the area. As an active duty military member, I am particularly interested in purchasing a small multi-family property by way of the VA loan, but I am open to other property types and financing strategies, so long as the long-term cash flow numbers make sense.

Long story short, I am looking to connect with investors, agents, lenders, and property managers in the area to learn more about the Corpus Christi market, and, in doing so, determine what criteria to focus on as I begin my search for a home.

@Bob Norton Thank you for the information! 

You mentioned that I will file as a part year resident of Wisconsin and a part year resident of Florida. Is there anything I can do to ensure that the capital gains I am set to realize in 2021 are taxed at the Florida rate of 0% as opposed to higher Wisconsin rates? Is it as simple as waiting until I relocate to Florida to realize the gains?

I will be relocating to Florida later this year as part of my active duty military service. I am currently a Wisconsin resident, but I plan on becoming a legal resident of Florida to avoid paying income tax in the future. With regards to filing taxes for the 2021 fiscal year, can I still claim Florida residency if I only reside there for 4 or 5 months of 2021? What are the immediate tax implications of my residency change? Would it behoove me to arrive in Florida earlier and live their for 6 or more months of 2021?

Hello everyone!

I am a college student, and, aside from reading books and listening to podcasts, I am new to the world of real estate. I want to get started, but I would really appreciate having like-minded individuals with real estate experience in my corner; having even one person to bounce ideas off of and point me in the right direction from time to time would be hugely beneficial to me and my real estate career. That said, I am interested in meeting up and networking with real estate investors and other real estate professionals in the Annapolis, MD area. 

I may not have experience, but I like to think I am fairly competent and hard working. On that note, I am confident that I can find ways to provide value to anyone who is willing to spend time helping me get my real estate career off the ground.
