From the rental side, this is already a reality, like it or not. You can now text a number, get access, view a property, apply for residency, sign a lease and move-in with absolutely no human interaction. 

Why would the sales side not follow?

While I am not a fan of ultimatums, I would make a very strong argument that agents have a great chance of becoming obsolete in the next decade. The career field will not diminish, but the strong and smart players will have to adapt to stay ahead, and will likely become adopters of the new infrastructure.

I'm with @Robert Syfert - I would be hard pressed to find something that Podio could not do. Globiflow is a gem.

@Yi Zhao@Brandon Beatty - many PM softwares range from $40 - $x,xxx/month. It also depends on what activities you are actively involved in. Sales, property management, wholesaling... Could you provide more details?

@Matthew T. @Adrian Smude - You are on the right path. A lot of complaints about Podio is it is a bit of a learning curve due to it being wide open for customization. With that said, once you get the hang, you'll see doors continuously open. I studied and built my property management platform over a period of 3 years, and was constantly finding new features. 

Here is the basic framework: 

Podio is built of of workspaces and apps.

Workspaces are general categories (like file folders), apps provide functionality to those categories.

A good example of this would be: Lead Generation, Property Management, Sales, etc.

Within each of those workspaces, your mind starts really starts to tick about what you can do in those categories; thats where apps come in. 

An example would be a cold, warm and hot lead. If you are running a marketing campaign, you can direct leads to your website of phone, which they would be entered in as a cold lead. Based on your conversation with them, or the type of campaign, you can progress them along in the flow, and have different triggers. 

For example, you could set cold leads on a gradual email campaign to get them indoctrinated on what your do and how you can help them, while putting warm and hot leads on a much more aggressive campaign. 

You can very easily send contracts for signatures, you can send mail, you can send texts, its extremely amazing. 

Best of all, you can develop a workflow that keeps you on-track. If you want to follow up with leads every 1, 3, 9, 24 days, you will have a list of who meets that criteria each day. 

It can literally turn your business on autopilot, but at a minimum, provide extreme systemization and structure.

@Account Closed i've found leads as a wholesaler online and then used the same model to rapidly grow a property management firm. What specific advice are you looking for?  How to? Software? Advertising?
