@Bryce Cutler I believe the show on Netflix is called Stay Here. I enjoyed it as well. 


There is another show on Netflix called Instant Hotel where 4 STR owners take turns staying at each other's properties and rate them and at the end the owner with the highest rating wins. I believe it takes place in the U.K. Or Australia.

If your partners also invested in the furnishings and contents of the unit then they may expect some money back for those items as well.

We allowed dogs in our vacation rental and never had a problem. Charging a pet fee is a nice way to generate a little extra income. My husband is allergic to cats so we did not allow them. We found that guests who brought their dogs to our home were respectful and good about cleaning up after them. If your home has carpet then you may want to consider getting them shampooed a little more often.

@Jacob Kelley I don't know much about the Encanto area but I do have a house in Camelback East that I'm currently trying to sell. Unfortunately it's in an HOA that doesn't allow STRs so that's why we aren't keeping it. If you have any questions about the area let me know!

@Val Peare if you go to Bed Bath & Beyond they have a new home registry list they can give you. This was very helpful for my husband and I in setting up our first home together as well as our first STR. One store manager even gave us 20% off our entire purchase because we were buying so much.

@Jacob Kelley this is very timely as I've been looking into short term rental laws in the Phoenix/Scottsdale area lately. We are looking to get into dedicated short term rental properties but also considered adding a casita to our primary residence and renting that out as a STR. I stumbled on this website from the city of Scottsdale yesterday.

I may be interpreting this incorrectly but it seems like the first condition is saying that all units on the property must be offered for rent. If that is true then I think it means you would have to offer both the main house on the property as well as the casita, therefore meaning you couldn’t stay in one while renting out the other. Please take a look and let me know if you are interpreting this the same way.
