@Tyler Battaglia walk into any bank in Ma you shouldn't have a problem opening an tenant escrow account.

@Tyler Battaglia check out masslandlords they have lots of info and webinars.   Any bank in MA should be able to start an escrow security deposit account for a tenant. There are lead related forms if the property is built I think before 1970.

@Bud Gaffney  short for Medium term rental,  or mid-term rental.  It has come to mean a fully furnished down to the sheets and towels rental often rented by traveling professionals for typically 3 months. or did I not need to answer that as this is the Medium Term Rental forum?

@Gp G.   Find out what the renter wants.  He can have mold allergies or something like aspergillosis. If the later then there is no way to know if it came from your property. If he wants out of lease let him go.  Do the more extensive testing. 

It could be a casual conversation with the dr that got blown out of proportion or a report that says it could be xy or z in his lung but you want to protect yourself just let him leave. If he mentions a CT he is probably not blowing smoke and you might want to talk to a lawyer if he is pursueing things. A lot of insurances exclude mold but I am not sure about liability.

@Kay B.  give them a choice of a month of gym membership or the rent credit you suggested.  They can go get a camping tent shower if they want, it is august.

@Nadir M. Block off the fireplace so they can't use it. I actually converted the usable ones to propane and secured a board blocking the chimney in the ones that will never be chimney safe.

@Weronika Jedrak  I don't reach out to unmatched leads unless it is for dates and we are pretty close, others always do. There is no harm in reaching out for a slight difference in budget you can just say that you got there contact on FF and have an available unit slightly above their price range and tell them the price and let them know to get back to you if they are interested. It really depends on what a slight difference is.  I am sure no pics is hurting you at this point, some will not even look at units without pics. Also do a video when its done. It is much more helpful than pictures to see you aren't hiding anything.

@Lily Yu   he got laid off in April, it is now August.  You don't wait to look for a job if you have a felony, with a record it will take longer to find a job, He should be working something. The fact that she said he is waiting to see where he will be housed is not a good sign. The fact you are talking to her only is not a good sign. I have a son out of work, he is looking everyday and with misdemeanors they are turning him down.  He picks up day jobs and temporary work where they don't care about a record in the interim. He lived in boarding houses when he had to. Mom can't do it for him. 

 If this is a poorer neighborhood and he called you and he was working or mom was living there or a gaurantor I would consider it but I would not take him on, unemployed and not taking his own initiative for a job or apartment.

@Weronika Jedrak I would also add that until you get pictures you are unlikely to get inquiries. MTR unlike long term rentals I think you get better rental candidates closer to move in. Temporary work travelers etc. Longer lead times I get alot of intern inquiries which can be fine but income wise they aren't as strong a candidate.  You can try zillow or FB marketplace but until you are ready I would go with furnished finder and if you want use it airbnb at least for a while. Other sources may get you leads but more don't pan out in my experience.

@Lily Yu    I might not  have a problem with a 5 year old felony depending on what it was and if the record is clean from there.  The issue I would have is with no job.   Someone in recovery for 5 years  should have a job although I know it is hard to get jobs with a criminal record. Is he in school?  Is he mentally disabled ?   She was upfront to her credit and has assets but I don't see that he is taking initiative here. He will be the tenant. I have been on the mom side of a troubled kid so I understand. However a recovering addict needs to take the lead if they are going to stay in recovery. They need to be talking to landlords and looking for places. What class of property is this? Best candidate, worst, somewhere in the middle.   Yes if you allow it you could go after the mother if she is on the lease but where will she be?
