Post: What are the best States for real estate investing?

Can anyone advocate for the state and/or city that they live in, as being a great place to invest in real estate, specifically buy and hold properties? Chris, my husband, and I are transitioning out of the military within 6 months and have some choice where we move. Thanks!

Thank you all for the input. We'll reach out to an agent in our area and check with the city about permits. We do have septic on site, but hopefully that won't be an issue.

Afternoon,

My husband and I are living in a 3/2 with a FROG (no door, no closet) currently. Our exit strategy for the house is rent or rent to own, and eventually sell when the time is right. We bought a VA foreclosure in a low-middle class area, and are living in it (at least 2 years to avoid capital gains) while we add value via sweat equity. So far, the roof has been repaired, gutters (not previously existing) were added, landscaping, and some repairs around the front are completed. We are working on repairing the fence, and then the exterior will be finished in terms of curb appeal. Now we are moving onto the interior. Our question is:

Has anyone added a door and closet to a FROG to make it a 4th bedroom to drastically increase the value of the home? Any insight would be appreciated. I know we will have to check our restrictive covenants (no HOA where we live) to see if this is permitted. Do we also have to get permission from the city to do this since our taxes on the house will be affected by this project? Thanks in advance.

What's ILM? And CFCC...is that another real estate school? Sorry I'm not following these acronyms. How much was your tuition there?

Good Afternoon,

I live in Sneads Ferry, NC with plans to get my real estate license this year. Has anyone attended Coastal Advantage Real Estate Academy in Wilmington? Thoughts? Thanks

Good Morning,

My name is Colleen Fincham. My husband, Chris, and I just moved to Sneads Ferry, NC with plans to buy our first deal, either here in the Ferry or in Jacksonville. We are well read and have the home buying experience under our belt, but have yet to do our first deal. Chris is currently active duty. I am unemployed, expecting our first. I'm interested in becoming a licensed listing agent, to support our goal of quitting the dreaded '9-5' to be full time REI investors. If there is anyone who has gone through the licensing process here in NC, I'd love to here from you and get your feedback.

Chris and I are set on the 'Buy, Hold, Rent' strategy, possibly with some BRRRs and maybe a few flips for the learning curve and extra cash. We're set on Multifamilies...be it Duplexes/Triplex etc or Apartments. We've even considered buying land here in the Ferry and setting up a campground. Loos like Sneads Ferry will see a lot of growth in the next several decades.

We're interested in starting some local meet-ups here in Jacksonville/Sneads Ferry areas. Feel free to shoot us a colleague request if you are interested.

Hello. I'm looking for a few REI investors in the Sneads Ferry/Jacksonville NC area that would like to meet up and talk about their strategies in this area. I am relatively new to REI and have just moved to Sneads Ferry, bought our first home, and am looking for buy and hold multifamilies in the area.

Thanks!
