Bob, seattlebubble.com is a good source for historical housing price data in the Greater Seattle Area. 

I recently moved from Kansas City to the Seattle area and have been looking for cash flowing SFR with no luck so far. Price has gone up at double digits rate for the past a few years in Seattle and who knows how long this bull market is going to last. I am curious if you could find cash flowing SFR in Hawaii?

Both of my 3/2.5 SFHs rent in the 1,300 to 1,400 range and net $300 to $400 each per month.

I don't think it provides eviction check. Would be great to have that option.

Thanks all. I was asking from the tax perspective. As many of you pointed out, it will be a wash: it's just shifting tax burden from rental income to personal income.

If you do some maintenances on your rental property, such as fixing a clogged toilet, replacing a broken door, etc., can you count your own labor as expenses?

I am wondering if a rental property has multiple owners, say husband and wife, do they both have to sign the lease? If the landlord and tenants have to go court, I am assuming whoever is on the lease should show up? Thanks,

Just FYI, we closed a SFR deal recently and put 25% down. We could do 20% but the rate would be quite higher.
