Howdy!  Super new here y'all but I'm thinking of buying a fix and flip and (or) also a place to rent.

My concerns are with covid people didn't have to pay rent but landlords still had to pay mortgage. If that were to happen again is there anyway to protect us as landlords?

Also if I buy a place to fixe and flip and I get squatters in there while I'm not there working (8 hours away so can only go on weekends) how to I protect my self against that or kick them out?

If you have or buying a rental/airbnb or even fix and flip. Do you want the property in business name/LLC etc?

Also if you have a business for just buying/selling land only and spend money/milage traveling to properties BUT don't make any revenue from the business the first year can you write off those expenses?

I didn't move to Jackson to invest by any means.  I moved here because it was a dream for 20 years as I came out here when I got clean/sober and fell in love with the place.

It's not the same as it was 25 years ago and zero chance of me investing so looking forward...as I always am. :)

I bought a place in 2018, remodeled and sold in 2022 and chased my dream of 20 years of moving to Jackson Wy however investing here in not an option since I’m not a billionaire sooooo I am planning my next moves and looking to invest.

I have roughly $30K (potentially $50K) to invest in a flex and flip as I’m not sure I could do the landlord thing.

I have been looking in places I would like to actually live which is eastern Oregon, North central/East Tennessee, Rapid City or Naples-Clearwater Florida areas.

Any help or ideas would be awesome!

I am in the lumber/millwork industry so have a good handle on that end of things.

I saw in another post it is possible to invest in a duplex for $50K?

I have a buddy (veteran) who may also be interested in this path but if anyone can give me some tip or direction that would be awesome.
