Hi all - have some electrical work that I need done to bring my SFR up to code. Does anyone have recommendations for an investor friendly electrician in Penn Hills? Thanks very much!

Hi @Josh Taylor, I've attached a few others showing the porch and the siding.  I am walking the property with my inspector on Wednesday - really appreciate any feedback you or your friends could give (know that contractors are super busy these days so very grateful).

Hi all -

I am under contract on a buy and hold property in Amrbidge, PA that needs to have a front brick porch demo'ed /or repaired and a crack the exterior brick siding refilled (pictures attached).  Does anyone have some investor friendly recommendations that I can reach out to for this type of work?

@Alecia Loveless - thank you for the feedback!  I took ten percent off my offer (estimate to replace the front porch) which the seller accepted.  I am going to walk the property with an inspector who is also a structural engineer on Wednesday to assess the crack. 

Thank you, Bruce.  Was also thinking some (if not all) of the porch would have to be demo'ed.  Appreciate both of your feedback.

Thanks, Joe.  Rest of the property is in pretty decent shape but definitely will bring in a structural engineer during diligence

Hi all - 

I am close to submitting an offer on a SFR. Upon viewing the property some cracks to the exterior walls were evident. How does this look to people? I know that I will need to bring in a structural engineer once I go under contract but am wondering if I should pass on the property or reduce my bid substantially (I had planned to bid 5% below listing but maybe 15% or greater makes more sense).

Thank you for the response, Caroline.  The attic in question has two exits, the required size window, and a closet. It also has the required square footage. It only misses the ceiling height requirement.
