Hi everyone

    Im looking to put an offer in on a duplex and am will cut my margins to have a PM  handle the tenants. Looking for a property management company in central Florida (Titusvile) that can handle business and sticky issues. Any input helps!

Yes you would have to live in it, FHA requites it to be your primary residence. Now that we know you're military this opens up the option of the VA loan of course. Assuming you have that BAH coming in and have for at least a year & some change, that would be a no down payment. Very nice (borat voice) You would have to account for the VA funding fee tho which in some cases can be up to 3% percent of the home cost (damn near same as your FHA down payment) and closing costs (possibly payed completely or part by the seller). As for you going over seas, is this a detachment/deployment where you are going to come back after some time? If so the lender is typically understanding of that if you are returning. If this is a PCS and your new unit is over in there then that cancels that option, unless you had a spouse live in it while you were gone and it was your home state side.

Hey Jeffrey, I like where your head is at. These loans are a great option for obvious reasons. I assume you researched them somewhat, but we need a little more information on your financial situation and goals. General answer talking to a stranger on a street, i say use the FHA to buy a multifamily property, lower barrier to entry and you get that land lording experience under your belt and documented. A year down the road, in the eyes of a lender you may be more attractive to get that DSCR because you have a history on paper of managing a rentals and could count use even other more convential loans (lower down payment) and count the properties potential income even tho it's not DSCR loan. Just thinking outloud, hope this helps.

I think there's allot of value in the experience thing you mentioned. Make open houses a little party, make it fun just to visit. I know I personally have chosen people in any industry in which I need their expertese, because they are fun and easy going ... IE this !

So you want to leave riverside, and want resources for getting your license, then what to do after?

Any City with a traveling nurses you cant go wrong! Florida has a large migratory market. Areas like Tampa and Jacksonville could have strong potential with more affordability than orlando or miami.

. I hear you, I'm in the same boat here in FL and want to gravitate towards investors as well exclusively. I've been an agent a little over a month and cant help but think what i have i got my self into? Ive doubled down on myself and decided it can be tough but some things i try self evaluate daily are; "am I educating my self? " "am I educating others?" IE social media. When i think of offering my services or helping anyone obtain an ROI or "grow wealth" i remember watching a BP episode on youtube with Amy Mahjoory, a few actually. In them i remember her talking about mastering your elevator pitch helping others get "double digit returns". Her approach was specifically about raising private capital but i think it can speak to investors all together and might help reinvigorate your "why". Both you and I could take her approach and tailor it to pitching to our clients whether they identify as investors or just people who don't want their money rotting in the banks thanks to inflation.
