Hello Alex,

I'm just starting out investing (hunting for my first house hack/BRRRR) and have been interested in learning about these Sherriff's sales. I found this post in my quest for information and was wondering, seeing as the thread is two years old, what you've learned since then? Did you have any luck purchasing from a Sherriff's sale? Have you been attending them since? It's January of 2020 and I'm hoping to figure out the system (and it's potential pitfalls) before I drop real money. I'd appreciate any input you'd be willing to offer!

Cheers,

Colin

Hello Andrea! I'm looking to get into the househacking game as well! I'd be happy to find a duplex but am personally looking for a 3-6 bed home in Philly I can rent rooms out of. I work in Villanova and would be happy to get a coffee to get to know a fellow future investor and do a little learning exchange!

Hey Sebastian! I too am looking for a place in Philly to hack and turn into an eventual full time rental. There's plenty of awesome neighborhoods in Philly (they're all over), but what I would recommend is to go on trulia and find the crime map. It's a color coded map showing the most crime-ridden areas. If you steer clear of the dark blue, you should be good, or at least that's my thinking.

I LOVE that you did this! I actually sat down at my computer to compile a list using google sheets and thought, "I better check to see if anyone's ever done this before by any chance." and here it is. Thank you for putting together all this data and putting the time in. At the risk of sounding ungrateful, is there any chance you plan on updating the list, as at the time of me posting this comment, they're on pod #358. I'm just curious because there have been boks mentioned ie house hacking (among others) that have come out since your initial post and have been mentioned. Regardless, thanks for doing this! Certainly a great resource for organizing/prioritizing my reading list.

Hey Colin!  Welcome to BP.  Your background in property Management will definitely give you a leg up on many new investors.  I'm an agent/investor in the city, we should chat sometime.

Hey Brendan, thanks for saying hello, I'd be happy to get some coffee sometime in the next week or two!

Hello BP friends! I'm a 29 year old looking to buy a first home (3 or 4 br single family to house-hack until I can transition to BRRRing). I've been working in a property management company (more on the facility side) for a large commercial real estate group. I spend a good chunk of time at work (when possible) listening to the BPPodcast, and am excited to get moving on my first deal. I want to be cautious enough to ensure I'm making a smart move for my first deal, but do see the value in jumping and stepping out of my comfort zone.

On another note, I'm hoping to find some opportunities solo-managing properties and tenants within Philly so I can gain a thorough understanding of that side of investing.

I'd love to meet and network with people in the greater Philadelphia/Main Line areas who are already in (or getting into) investing, property management, buy & hold, lending, rehabbing, general contracting, and flipping.

About myself: I do photography and art as small side incomes. I was a Division 1 wrestler turned (after two replaced ACLs) cyclist and a member of the Philadelphia Art Museum, so I'm looking to buy in that area!

Can't wait to get to know some of you!

Cheers,
Colin

PS - I recently decided to start listening to the BPPodcast in chronological order, but I can't seem to find BPP: 021 on the site. Anyone know where it is?
