@Colin Caporal Do you already have the house in mind that you want to buy? I know this sounds cheeky but it might take a couple of weeks/months to find the right property. And my experience is a shared rental is not always a traditional home. When I walk homes with clients who want to house hack, we have a different approach; your needs are different than a traditional family to which most homes are built with them in mind.

Now, as far as not paying your mortgage for 5-6 months, that is a lender questions but my instinct is to say no, once you sign your closing docs, your first payment will be within 45 days. But hey, someone might now a trick that does not involve illegal activity - if so, please share.

The suggestions above are solid for STRs. but two things to keep in mind - you will have to supply beds/bedding/etc per room and you need to make sure you are in an HOA/subdivision/city that will allow STRs. Those rules are changing daily.

Traveling nurses are a great option for 6 months or less. Otherwise, you can do the shortest of the short and open it up to VRBO and Air BnB for overnight stays. Put the price low enough and you should get decent response. Perhaps not the funnest option, but anyone can do anything for six months when the payoff is future wealth.

Google "STR traveling nurses", and you should get plenty of info on that, by the way. Best of luck!

I would agree with Jody and say the VRBO or AirBNB is the best route you can take. It will provide you a new experience, some cash flow and an intro to renting a property to someone. Have you considered house hacking a duplex or multi family?
