@Rodney Kuhl thanks for the help Rodney! I am trying to stay within the Indy metro, and away from "problem" areas, but aside from that I'm open to all desirable areas.  

If I had my choice of fantastic deals sitting in front of me, I probably go for a 2-4 unit multi.  I would be equally happy with a single though, since this would be my first deal especially.  

@Account Closed  The most frustrating thing I've run into so far in my 3-4 week search is sort of being last to the party when it comes to deal info.  I'm really new to the game here, so word-of-mouth deals are no existent right now; Zillow, RT, Mibor, are sites that everyone can see; and I have read here that the county clerks office is a good place to get pre-foreclosure info...what else should you guys recommend?

Hello BP! My name is Cole Umstattd, and my wide and I have lived in Indianapolis now for about 3 years. I have yet to pull the trigger on my first investment property. We plan to buy at least one rental property in 2015, so I've been living on this site - soaking up all the knowledge I can! Anyway, I'm excited to get to know some of you experts out there...esp. in Indy!
