When wholesaling a property and it has mowing liens on it. Can it be structured so that at closing the liens will get paid off at closing from the sellers proceeds?

Hi Bigger Pockets i have a question that i hope you could help me out with. I just got a property under contract and one of my buyers who is interested plans on using hard money. I have no problem with him using it but just wanted to know how it would work in a wholesale situation. Would my seller be getting a one lump some just like cash at closing? I know when someone pays cash they get it one lump some but My buyer is flipping it so he will use hard money. If anyone could help me I would appreciate it.

Hey Bigger Pockets I have a question for you all. When wholesaling pre-foreclosures is the contract assignable still or do you have to do a double close. Investors who have wholesaled pre-foreclosures before I would appreciate your input if you could give me an example of how you managed the whole process. Thanks

Did you and the realtor talk about buying with terms and selling with terms and bringing both contacts together and collecting difference in down payment, as well as cash flow, and money on the back end. @Effram Barrett

@Account Closed I planned on talking to my attorney and really getting a full understanding of it before I did any seller financing/lease option deals. I am only going to focus on single family homes that are free and clear to do seller financing and lease options. I already know what zip codes to target and know the basics of it, just wanted to see if anyone on here is doing it and could give me some advice.

Hi BiggerPockets. I am a new investor here in Dallas, TX. I've been doing some research on owner financing and lease options and I love the strategy and thinks it is a very smart way to make money in real estate. Since in Texas is it harder to do these types of strategies or is it about the same in every state just some different laws? I pretty much have the basics down on how to do these strategies but just wanted to ask any BP members who are from Texas and are doing these types of strategies and hoping they could give me some advice on how to maybe structure the deals, contracts, language...etc.

Yes I liked the idea of that as well. I planned to use that strategy or have a balloon on the contract with new buyer so he or she could cash me out. @Brian Gibbons
