I just come across Tarl's video of explaining his updated house flipping spreadsheet using Google sheets. Was this shared with anyone? Or does anyone have one they wouldn't mind sharing? I close on my next Fix-and-Flip in a few days - I want to be more organized than I was on my first one.

@Kerry Baird Is there a larger down payment with a DSCR loan on investment properties? Also, is it paid back similar to a HELOC?

@River Sava I assume that by turnkey, you wouldn't recommend this option for a property needing renovations? Perhaps a fix and flip due to the higher rate? Yes, that would be helpful.

Hi, my wife and I are interested in investing in the Pensacola area. We visited recently and loved it. We're planning to move there eventually and rent out our primary in Georgia. While I'm doing my research - I'd like to connect with an agent who can help us better understand the area? I've been looking near the downtown area, I believe that's Escambia County. If I used a HELOC for the down payment, what's the use of a DSCR loan? Rehab cost?

A DSCR loan or HELOC for purchasing another mid-term rental? How does a DSCR loan work? Do they base it on my current rental property or primary residence?

Yes! I would most definitely check on the property first. Is this behavior normal? I give a 5 day yield without penalty then a $100 late fee until the 15th then I file for eviction.

Of course, I don't want any red flags but does everyone live in their soon to be rental for a year to avoid the 15-25% down? Or is this where the BRRRR method come into play?

Okay. I take it regardless she or I would have to live in it for a year before renting it out for the 5% down? What about a HELOC on my primary verses a refinance? I have the cash for 5-15% down but is it better to borrow it against my current primary and use my cash for renovations? Thanks for everyones input. Very helpful.
