I agree with Ben. Its hard to find any sort of deal that will result in a reasonable cash-flow. Most of San Diego investing is in appreciation or improvements. 

I've been looking out of state for cash flow (SC, VA), but even in those markets its becoming more difficult to find anything with a good rate of return.

Hi All,

So I've been looking at what my next steps might be as a I research a new interest. I've been looking deep into Kona Coffee Farms, similar to this one here (Actually the best two I've found).

What I'm looking for I guess is people's opinions on how these actually work? Is this cheap? Is the Big island a terrible place to live? I see that schools are bad, and that coffee trees are being invaded by the CBB. However, it seems like a great way to "retire". Coffee farmer is the ideal type of retirement if this can sustain a simple lifestyle. (the farming as well as my other RE investment and equity assets). 

Just looking to see if any of you locals are familiar with the lifestyle, profitability, area etc..

@Leslie Pappas Yeah, I'm focusing on areas that I'd feel comfortable going to :). I've seen large public universities as a good indicator for above-average income and population growth. I agree that spreading out properties would help to diversify, but think dealing with multiple PM companies (let alone finding good ones) would be tough starting out.

@Ali Boone Any market recommendations would be great. I've been focusing on downtown areas and there nearby vicinity with a university that's has a decent economy. I know there's a lot out there that would fit the criteria. What I didn't know (and what I've been focused on learning) is what rents look like in those areas. I expect to have $200-$250K to invest after the sale. Ideally, I could leverage this into 2-3 properties in a given area. No rush, as the property is cash flowing nicely and only continues to appreciate.

Thanks all for the warm welcome! Yeah, I'm looking 1031 my Lagnua Hills property (bought 2010) into something with more cash flow. The market here (So.Cal) doesn't make sense for cash flow. Markets that I'm even looking at now continue to increase in price while rents stay stable though, so while the value is better, every day seems like its getting harder to find new deals.

Hi All,

I work and live in San Diego, CA. A wonderful place to be, but not a great place to invest. I own a rental property in Laguna Hills and a primary residence in San Diego. However, with the way the markets have been reacting, I'm looking to invest in other states. Primary focus being on Richmond, VA, Charlotte, NC and Las Vegas, NV. If anyone has suggestions or wouldn't mind conversing about those areas, I'm all ears!

Currently, I'm looking to refi my rental in Laguna Hills (or sell) and purchase 2-3 rentals in those areas. Would be looking for property management as this is a part time venture for me. 

Thanks already for the great community, I've lurked for over a year and constantly come back for the forum and great tools.
