Hello All,

My brother and I are new investors in the Michigan area. I currently live in Colorado and my brother is boots on the ground in MI. We just recently bought our first house and want to put it under an LLC. Is there pro's/con's to setting up the LLC in the same state as your rentals or is there particular states that have better benefits over others? I've heard Delaware and Nevada are good but not sure why.

Hello all, New to investing and wanted to get input on what the best way to organize and store all of your paperwork for each one of your rental units? I'm sure there are plenty of apps or software to store data/documents, but I'm assuming it's best to have a back up data plan, maybe paper as well. Any input is appreciated! Thanks, Cole

Hello all, I own a single family home in the Denver area that I'm about to put on the rental market. I currently don't have sprinklers in the front or backyard. Looking for some guidance on if it would be worth the investment to install and maintain in hopes of a long term good looking yard.....or am I better off letting the renter water and hope they don't let it die? Both yards are fairly small. Any input is appreciated! Thanks, Cole
