@Andy Jenkins Thanks so much for the information Andy! Sorry, I know I'm getting back to you quite late. My wife and I moved in about three weeks ago now. We moved because even though SLC is on the rise in terms of pricing, it's still not at Colorado levels (which is where we were previously). Hoping to find some good opportunities in Utah as a whole!

Hey everyone. I'm fairly new to the world of real estate investing but I just wanted to take the time and say what an incredible community BiggerPockets is. I joined not too long ago and I've been nothing but impressed. I doubt this post goes anywhere but for those of you that are more senior investors and willing to help out newer, younger investors it's an absolute treat to see and experience.

In today's society, finding an atmosphere that is fun, inviting, willing to help each other out and grow toward a common goal feels like an insane abnormality. However, every time I get on this site and look through forum posts I'm bombarded by people expressing genuine interest in one another and trying to solve others problems.

To keep it short and sweet, thank you. I've found that recently I've been very disconnected from a lot of people I was once close to because I'm vibrating on a different level than I once was. And that's not to say I'm any better than anyone (because I'm not) but it's to say that I'm deeply grateful to find individuals vibrating on that same frequency.

Thanks for all you do BP community. You're awesome.

Hey guys. I'm planning a move to the Salt Lake City area in the near future and I have been doing quite a bit of analysis on different rental properties (just using the calculator to get my practice in). However, I feel like without being there in person I'm not able to establish my CCC (Crystal Clear Criteria) to the extent that I would like. Obviously, I can't really evaluate the quality of a given area without actually being there in person.

I was just curious, what sort of area codes/neighborhoods are you a fan of in the Salt Lake City/Orem/Provo area? This can be due to a multitude of reasons that you see fit such as high quality neighborhood, up and coming neighborhood, good cash flow (on average), etc.

I just want to get my practice in in a more specified area rather than shooting in the dark. Thank you all for your time and consideration and I hope to hear from you soon!

Hey everyone. I just wanted to see what sort of response I could get to this question as it's something that's confused me for a little while now. Thank you in advance for all of your responses!

 Sorry if I come across as naive but I'm fairly new to the world of investing and, when I have the monthly income to do so, I want a better understanding of how to allocate that income to various investment options.

My question is this: how do you all personally decide where you might put your extra income in a given month? Let's say that you have $3,000 left over in a given month (after all expenses) to go back into your assets. How do you personally allocate that money in regards to going toward an index fund/IRA or a future real estate investment?

I know there is unlikely a hard and fast strategy to this and I'm sure it comes down to personal preference but I'm curious what sort of standards other individuals follow as it comes to their investments.

Hey everyone! I'm new to BiggerPockets and I just started becoming very interested in real estate investing. At this point, I'm doing a ton of research and reading daily but I find all the books and articles in the world can never quite give you the "boots on the ground" feel for a particular area.

In an effort to become more knowledgeable, I've been trying to get a handle on the different markets around the country and which are already solid and/or up and coming (COVID-19 issues aside...). My questions are:

1) What area of the country are you in and what are some pros and cons of your particular market? (I'm a very data driven person so if you have statistical support that would also be awesome!)

2) If you have solid knowledge of other markets (outside of yours) which are those that intrigue you (you would be interested in investing in yourself) and those that you would personally steer clear from?

3) What's a "dark horse" market that might not be incredible at the moment but has all the signs of future promise?

I want to note, this is for my own knowledge base and research. I understand that everyone's providing an opinion here and I don't plan on taking anyone's opinion as gospel. Just want to get a better 20,000 foot view of the different markets in the country being so new to this world myself.
