I agree regarding the real impact of well water on rents. I estimate about $50 - $100 decrease on rent due to well water. Also I have had nothing but trouble with my personal house well water. I am not touching any properties with well water unless it’s priced under market. The other factors are replacing the softer, repairing the well, and filling the salt monthly. Is there one softener for all units or maybe no softener? It just might be something to think about.

Like others said a legacy large long handles floor scrapper but then get the remaining bent staples with this end nipper with a spring.

Wow Brian! Your insight and obious real life experience is truly helpful!

I like your viewpoint in being respectful and thankful. That is a great mindset that in the business of life I sometime forget.

It does look like COVID has changed the game overnight. We now live in a new world regarding norms,laws, and regulations. I am trying to absorb it all. Thank you for the CDC links.

I will update my pet policy section in my lease to use your “animal” language. It really is smart how it is structured. It is much stronger than what I have in there now.

I also agree that pets are an untapped market. Over the past 3 years I have made around $3300 on pet charges and so far have not had to replace floors/carpets. To put that in context my rental is a higher class rental for the area renting at around $2000 per month. People are willing to pay for their pets because it’s hard for them to find pet friendly rentals.
