@Stephen Brown thanks so much for the excellent info I will look more into amenities around the area that I am looking, I will also look into getting some to look through the location for me so I can make a good assesment.

I'm looking into investing in a market outside of my local state and was looking for advice or things to look out for while doing so. I'm also curious if it's necessary to be able to go visit the property before buying as that won't be an option.

For this I was going to get in contact with a property management company in that area to manage it since I won't be able to be there.

Greetings all,

I have been interested in real estate invesment for many years now but have not taken that first step. I have done a fair bit of research to educate myself, I have read tons of articles on the ins and outs of investing in real estate. I have been listening to podcasts and watching videos from professionals such as Brandon Turner, Ken McElroy, and Robert Kiyosaki and I have been reading some of Bradon and Ken's books on the subject. I have considered that my targeted plan is to go for a buy and hold to create cashflow method of investing as I find it very interesting and the most suited to me.

My aim with this post is that I would really like to find a mentor to talk things through, learn from, and of course be re-grounded when I'm getting out of perspective. This community has been a very helpful location to learn things I need to know and watching how others get through the process. If anyone has a good mentor suggestion or is willing to possibly fill that role and stear me on the right path that would be incredibly appreciated and I promise not to waste your time with this.

Sorry for the missing detail to start I believe I can qualify for an FHA loan but am unsure how to get my paperwork in order to do so. Goal wise I would like to focus on it full time that being making enough income from my investments to be my main source of income and for market I currently live just north of seattle and am hoping to start there.

I have no real experience in property invesment but have been researching it for a few months now as I am very interested in getting into it. The most obvious route is going with a duplex by applying for an FHA loan but for this it seems a tad difficult wage wise. What is advice you would give to someone who is not well off already and good routes to take to get started?
