Post: Tenant not moving out at close

Today was the contractual close date for our investment property. We have written in the special stipulations that we wanted the property vacant. The owner told us the tenants do not want to leave.... What would be the next step in order to close this deal and have it vacant.

Trying to run numbers on a property in Atlanta, however it seems like there are huge differences on comps based on which side of the street? Investors, how are you guys getting accurate ARV's with these tricky Atlanta pockets? How do I learn these areas?
