@Hai Loc- On dividing the HVAC for each individual unit, depending on how much space would be heated and cooled, you might be able to us  a mini-split unit. Depending on billing, you might want to consider separate meters for each section if it is not already set up with multiple meters.

On the metal frames, yes colder weather does not affect them as engineered systems are designed for specific locations, to account for snow loads, wind loads, etc.

@Ben Sears- Looks like it would make some great additional apartment units! With all the framing that is exposed at this point, it would not be that difficult to start framing in some walls, updating HVAC, electrical, and plumbing to accommodate tenants.

@Howard Yang- Have you presented a bank with these reports? I'm curious as to what their take is. Not sure what everyone's else thoughts are but if they're comfortable with the reports, and see the property as a value buy, aren't' they the ones that are really taking the risk?

@John Cameron- Everyone's comments have been spot-on! I will add that if you can do the leg work and find good deals, you can present that to people who do have capital. If the deal is good, you won't have a problem getting money.

The different pain points vary from commercial type.

Retail- Depending on if it essential, a lot of retailers are begging for rent decreases or can't pay at all right now, and for retailers that do not have a internet presence, it is making it tougher to compete.

Self Storage- Keeping the site updated -security, more automated features for tenants (Pay by app/kiosk, automatic gates, maybe more amenities on site (wash station, air hoses, etc.)

Industrial- Longer lead time to find good tenant.

I wish I could comment more on some of the additional commercial classes, but these are the only ones I have experience with. Hope this helps.

@Tom Osbeck I would suggest a commercial appraiser do an appraisal for you to give you a more accurate view of it's worth.

@Ben Sears, is it a metal building by chance? If so, send me some pics and I can make some more accurate suggestions once I take a look. Just off the top of my head, some of your future tenants for the fourplex might need some shop or storage space. You might could try offering one unit as a package with additional storage....

I own several small warehouses I rent out to service providers (HVAC, plumbers, siding crew, electricians, or personal hobby shop). If it is a true metal building, it might can easily be broken up into several smaller units that you could get a higher $ psf overall.

@Kris Bennett  Anytime. The good thing about metal buildings is their easy to partition off and turn into multiple spaces, or leave as one big open space. Let me know if I can ever help you in any way.

@Clint Shelley   10,000sqft is a very good fit for your location. Feel free to message me anytime and I can pull some building numbers together for you.

@Kris Bennett  The majority are service providers on the buildings 10,000sqft or less(HVAC, plumbers, mechanics, industrial cleaning company, equipment rental stores, etc.) with some light manufacturing mixed in. These types of tenants need more shop than office.
