Hey Jonna,

Thanks for your response! I guess by staying on the lease I have a bit more control over the property? It's eventually going to be a house that I own and I kind of want to have my hands in the pot. Perhaps I could just take over my father's mortgage and then put a tenant in there? Is that a possibility? I'm not sure if there are any restrictions with the lender but it's an option I've looked at.

If we were to go that avenue who would be responsible for the property taxes-- the owner?

I had no idea Claire was involved with property management! She was a customer of our's at owl tree bakery so I'll definitely be utilizing her services.

Thanks again for all your help

Hey gang, i have a question. Im currently living in my fathers house as a "tenant" and im moving out of state. We want to keep the property but no one will be here to live in the house or to manage it.

That being said, im wanting to get a property management company to oversee the property but i will still be paying rent. To help with rent costs i was going to sublet out to someone else and have the new tenant pay the rent. The new tenant would work with the property management company and arrange payment details and at the end of the day their money goes into my account and my money is then withdrawn and paid forward to my father. Is this something that can be done?

Words of wisdom are appreciated!

Thanks

C

Post: House Flipping - contract assignments

Hey gang,

New to BP here so, hello! My reason for joining this community and creating this post is because I'm hoping to establish some long-term business relationships. I also want to work with or meet some real estate investors in the Boise and surrounding areas. My underlying goal is to start off by doing contract assignments. I am new to this venture but it looks like a great foot in the door opportunity to the real estate industry.

I am a long-time resident and business owner here in the treasure valley so I definitely have some connections-- not the right ones however.

The cool thing is, I believe I have the ability to find awesome properties at awesome prices and I wholeheartedly believe I can be a resource for profitable transactions! For now: my goal is to start off by getting properties under contract and then transferring the contract obligations/agreement to someone that has more capital and resources.

Question: where would I even begin to look for people who would want to work with me? I don't have any fancy business cards (for this venture) a website or anything that supports what I'm ultimately wanting to do. General tips or guidance would be much appreciated.

Thanks for the help and have a great day! :D
