Jon that's what I'm finding out as well. However, as a beginner, it looks like finding a homeowner and cash buyer is my best way to start if I'm going to assign. Then I can develop the other strategies. (Or am I going about this the wrong way?)
Any suggestions on where I could get the necessary contracts for double closings, llc etc? Would that be a local lawyer or would the title company have them? Thanks.

Thanks Jeff. From all I've seen my market is slowing down a bit. I've never thought of asking my title company on the dry closing...good idea. This is what I've been trying to find out. However, what do you mean that llc's are not the only way? Thanks again. :D

I'm a beginning wholesaler who is trying to get a real world picture from experienced wholesalers in regards to todays financing markets (especially in Colorado) where wholesaling exit strategies are concerned.

Are banks allowing assignments? How are they treating double closings? Are llc's the best route? What is the best strategy regarding REOs? Thanks in advance for your insight.

These are all good ideas. My goal is to make something disposable and inexpensive. However, I didn't realize when the written were used vs the printed ones.
I'll also look up toktumi for the number. You've been a big help.

I'd like to hand write my bandit signs but don't know where to start. Anyone have resources where I could just get the sign raw material online? I'm from the Denver area, any ideas where I could buy it locally? Also, I'd like to set up an 800 number for this. Where could I go for this? Thanks. :D

That's good to hear Rich. Anyone know how the market is in Denver? I hear we're not as bad as the rest of the country. I assume we're still getting our share of foreclosures and banks that aren't lending. Thanks for your input.

Thanks for the information. I've heard of constant contact but really haven't used it. Yes, I'd be interested in speaking to you about the training. Also, I've been looking for a regional realtor (I'm in Lakewood) and would be interested in seeing if you'd like to work together in the future as well.
