I have also had experience with them in the past and it was not a good one. They went through 3 property managers with my property in one year of management and the communication was not good. I am currently testing out a smaller outfit and currently have mixed feelings about them so I am still in search of the right management company as I will be investing in more properties here pretty soon.

I would second what @Paul Allen said I have looked through different solutions such as Personal Capital, and YNAB, but Mint is the most complete and I have been using it for years. You can manually add the few accounts that don't sync to make it complete if need be.

Thanks for everyone’s suggestions I guess I am a bit ahead of the times.

And just to state again I am aware that selling 1M in bitcoin won’t move the market I just used that as a hypothetical number I don’t want to reveal how much I am selling but it’s much more than that.

And just to clarify I am not looking to settle in bitcoin so the volatility of BTC/USD is not an issue I would pay whatever BTC is required to get to the USD value at close.

Jerry I get your predicament in using your Bitcoins as collateral as I am also of the same mindset that I would rather hold onto my Bitcoins until the last minute and then transfer them to USD to make a transaction occur as I am bullish on Bitcoin. I feel as though it is still very early times for Bitcoin and you won't find many if any lending institutions that will recognize Bitcoin in that way. I do hope that people begin to become more familiar with the technology and what it can do for transacting and validating by the means of the blockchain.

There has been a few threads about this recently but I currently use Cozy.co and have been really happy with their service. They also are adding on additional features such as estimated rents and maintenance requests from the tenants in their suite. I suggest you check them out.

Same here and really appreciate the system they built particularly for the credit and background check it seems really put together to me.

I am not positive on this but I would assume they get a kick back on the credit check service and background service that is provided by a third party to the Landlords. As mentioned earlier there is also a way to advance payment for a small fee if you can't wait the usual 5-7 business days. They have also recently added the ability to gauge rental market prices so you have a better idea of what to rent your property for which is a paid service. I am sure they will be adding more of these premium features on for a small price so Landlords can choose if they want more of the features to make Cozy a one stop shop.

I would like to echo others about Cozy I really enjoy their system and they are truly continuing to make their product more feature rich. I originally used it for the background and credit check feature and starting giving my tenants the ability to pay rent afterwords.

I personally have invested out of state as I live in California and there are much better markets outside of my state. I invested with a Turnkey provider was able to obtain a small amount of built in equity as my appraisal came in 5k over the offer and my cashflow is excellent which is the main reason I purchased the property where I did. I am not looking to purchase in highly appreciating markets but ones that provide the steady and healthy cashflow I can depend on.

I do this as I work full time and cannot easily build up a team and a presence in the markets I want to participate in to purchase distressed and build in more equity during the deal. I wish you the best of luck.
