How much should I plan on spending on   purchase closing costs (in Florida)? I've heard 3%, 6% and the calculator on this site just says 2000-3000.  Can anyone give me a solid answer?

@Brent Coombs What I've been doing is leaving the purchase price as the ARV in my calculations. If i understand the math correctly, that would signify 0 equity (which is unrealistic) but will then give me a VERY conservative estimate. Does that make sense? Or am I shooting myself in the foot?

how do you calculate the ARV of a duplex, triplex etc without hiring an appraiser? Do you just base it off of bedroom and baths? What if you don't plan on a full rehab? Is there a number you include to factor in rental income?

thanks for the input. So it would be better get put down payments on a few properties (eventually) rather than just buying one for cash?
