My uncle had 4 student rental properties near Ohio State University campus that sat for years collecting ZERO rent. Honestly he was lazy but also burned on managing student rentals. He finally sold them in distressed condition. The markets have gone insane so he made money on appreciation but lost thousands every year during that time. Don't be like my uncle.

 They've been sitting because I was too young to do anything with them when I inherited them but my family kept them up by keeping the lawns cut etc so I feel now since the market is good its time to do something with them. I'm self employed as a web developer so I have a ton of time to do it just not really a handy man when. I got of age I took over paying the Taxes and everything my dad has left alot of properties and land even 10 acres all been sitting. I'll definitely take your advice and stop letting them sit, thank you.

Thinking of making a big decision, my father left me several properties and I'm thinking about Renovating them and maybe renting them or selling them. They're both paid for and I've been keeping the property taxes paid over the years. They've just been sitting up 4 bedroom 2 full bath homes. But they're in small country towns both are 30 mins from a couple of major colleges in the area. They need a bit of work mostly the bathrooms and kitchen maybe the floors a couple of walls the structures are great. I'm not great at fixing things and looking to hired subcontractor to do most of the work. I don't plan on getting a loan or anything for the renovation I have some side money saved up to do the renovation just not sure if it's worth the investment or either to rent them out or just sell the properties. Being in a small country town their isn't any HOA fees or thing of that sort just property and state tax and city taxes every year
