Hi All,

New to bigger pockets and RE investing in general. Located near Columbus, IN. Posted this in the starting out thread but thought I would get some thoughts here. 

Columbus Market -- Should I be concerned that Cummins employs almost 20% of the population? I know that one major employer is kind of a red flag, I guess I am wondering what constitutes one major employer.

Hi All

I am located in SC Indiana in a very small rural community. The nearest town of any population is Columbus, Indiana, which is just south of us about 10-15 miles. This is where we would go to do most of our shopping and entertainment, etc. The area has had steady population growth and one side of town in particular is really booming. Current population is 46,850. This is where my wife and I are looking to invest. 

My newbie question has to do with the red flag of one major employer. Columbus is the home of Cummins engines and they employ about 8,000 people around the area. It is a major player in the local economy. While I don't see any clues that they would go anywhere anytime soon, its obviously possible. At almost 20% of the population, their departure would have an impact on the real estate market for sure. 

In your opinion, is this something to be concerned about? I guess while I know 20% is significant, I'm not sure if that's incredibly high compared to other markets around the country. We are only about 35 miles from Indianapolis, so there's always that market to explore as well. We just don't know the area quite as well.

Hi All!

I discovered Bigger Pockets about a week ago and I haven't been able to pull myself away from the podcast or the website since. I am amazed at the wealth of knowledge that can be found here at little to no cost!

I started getting interested in RE investing about 8 months ago, but after we moved SC Indiana and I started a new job, it kind of got put on the backburner. I was under the impression that I needed to be wealthy to get started and we were a long way from that! Recently my in-laws were looking into buying a rental property and I had this feeling that it wasn't such a great deal. I started doing some internet research on RE investment analysis and that's how I came across Bigger Pockets.

My wife and I are super excited to jump into this with both feet. We have been married for five years and have two little boys. I turn 30 next year, and our goal is to not only be financially free, but very financially comfortable by age 40. We haven't built up a lot of wealth at this point, but I am currently a full-time agriculture loan officer at a local credit union and I love numbers! My hope is that we can use that skill to add value to a local partner with the money to allow us to get the ball rolling.
