Is there a way to find out if its a good market? I mean its a college town with a student population of 17k. The show Fixer Upper is in this town, and SpaceX is a 30 min drive from here. I've looked at comparable houses that are on Airbnb and VRBO but I can only see the ones that are available. But according to the short term rental map on the city's website, there are over 40 short term rentals in Waco.

Hello Aaron! I thought I put in the description that this will be an STR. The $2400 will be coming from monthly income. I calculated $150 a night for 16 days a month making an occupancy rate of 52%. The property tax for that property is $850 according to the tax accessors website. But I can look again to be sure. Also, the property management will be done by me. Does that sound ok for the short term rental?

So if I was to lend money to someone how would I be able to get my money back plus some. I mean I don’t want to charge them up the butt but also want to make some cash on the deal as well. How do you guys lend to people?

Hey guys I’m about to Write up the contract for my first investment property (fix and flip). What are some numbers I need to put into my analysis report to make sure I have everything I need to put in the right offer. I’m confident with the report but it doesn’t account for my private lender interest rate and other fees there might be. Some newbie advice is allowed haha! Thank you all!
