Appreciate all the feedback. I think my biggest issue is that I can go 4 months with 5 star reviews and get this one pain in the *** guest and give me a crappy rating. Or some major event (breakdown) happens with a guest and I take it all to personally. I own 2 cabins near each other. One is smaller and I get 1 or 2 issues a year because it's just couples. But when 6-8 people stay as a family with my other one it becomes very difficult to please every person. So I guess my thought was to ditch the headache and build smaller cabin that performs just as well.

I think I really need to work on letting things go that are out of my control. It's just hard when you genuinely care about their vacation and dont want to ruin it. Vacation rentals are a big roller coaster. Your highs are high but your lows are really low.

I own 15 local rentals and if something breaks I can get someone over there in a day or so. But in a overnight rental things need to be addressed immediately.

Gosh I'm in a good pickle...

I have a vacation rental in an amazing market that I have owned for 10 years and have easily grossed 45k+ a year consecutively and no signs of slow down. I have about 170k in it and only owe about a 100k. I can sell for 325k right now. My thoughts are to 1031 exchange and build a brand new vacation rental in same area. Basically to have a brand new more desirable and less maintenance and less negative comments on age. It's currently 30-40 year old log cabin.

Am I dumb for selling? Should I keep it and just deal with the maintenance and figure out a way to leverage and still build a new one and keep both? Just figured I could possibly own a brand new cabin free and clear. But I also dont want to be kicking myself later thinking how silly I was to sell it.

I have actually been put in time out by vrbo 3 times the last 2 months for having guest still book direct like I have for the last 7 years. but they keep getting smarter (or dumber) as they now don't let you see their email or phone number. So now you can't talk to your guest before they book? complete horse sh$%.

I live in Sheridan and own a few rentals there. but I much prefer Noblesville or Cicero. Sheridan is somewhat of a rough area as it's run down, no good restaurants and no longer a grocery store. just not much happening there except for businesses closing. but houses can be bought cheaper for being in Hamilton county. just have not had good tenants compared to my other locations

Property tax info is how I found the po box. I like the thought on saying I am buying a property near by. Will have to try somthing like that.

I found a 36 unit apartment complex near me that was up for sale a few years ago because owners wanted to retire. It's no longer on the market but same owners still own it.  How would you go about contacting them to entice them to sell? I know there names and a PO box but I don't have a direct phone number (other then office of manager on site). Is mailing a letter in hopes they will read it? Or get sneaky with property manager to get contract info. I tried looking online and have came up empty handed. I have a feeling they would be interested in talking about selling since I know they are wanting to retire. I have about 15 single family and Duplexes and ready to take on a bigger project. Thanks for any input. Also location is central Indiana

I have several rental properties and some are conventional loans and some are owner financing deals. but i have hit a wall as i can only seem to get owner financing deals. is there a place to find loans for 80-90%% LTV and 5-10 year notes at a decent rate? i have great credit but feel i am loaned out? how do i move forward with buying more rentals
