Fantastic input. All opinions taken into consideration! Opinions like these are what I'm hunting for. Prices have dramatically increased in my area since the last downturn. I also don't see them dropping drastically back to the 2008 era. Jitters will get the best of the market. But in my opinion, real estate cost won't fall below 2008 value (due to inflation & one of Newton's laws. "Every action creates an opposite and equal reaction"). That already proved itself back in the 2008 era. So with that being said, I expect a small decrease in value in the near future. With lesser returns on BRRR. Due to the fact that lenders (traditional) are less willing to lend on a "fluctuating" or "potential rate increase by the FED". I may sound like a nut but that's my outlook on the situation.

@Russell Gronsky Yes your first part of your post is what I was meaning to say. I see the validity in everyone’s comments. Keep it up! Lots of good points being made!

I’m expecting a drop in prices around the Houston are (not counting on but expecting). In return, more options choose from, rents around the same, and eventual cash-out options higher. The current home I own outright will sell for over 50K more than what it would of in 2009. Similar trends of the market could yield high results. 

I have yet to make an investment. But when I do, I will start with a traditional loan. Every situation will be different but that’s where I will start. When I find a deal, I will find the money. So pretty much any legal way of obtaining it is a possibility.

That's a reasonable answer. I want to get into specifics and comparisons to past events. If The real estate market decline should occur, what results can we expect on BRRRR? Using previous market declines. Yes I know every situation is specific but, the best lessons learned are from experiences and mistakes! That's what I want to get into!

What is BP's take on the current market for BRRRR?? I haven't read too much into the current media but I've seen mentions on signs of a crash. Also some states are seeing signs of real estate depreciation (from what I've read). Yes markets are volitile throughout the US but, does anyone see the BRRRR strategy being effected? Or have doubts that their rehab will yield current market value since some media claim "the housing market is going to crash". Yes I am a beginner investor so I cannot read the market like most. That's why I am creating this post. I seek knowledge! I reside in (a few miles east) of Houston, Texas. All opinions are welcome especially in different areas of the US.
