It is kinda tricky, what state are you in? One of my close friends is a real estate attorney, i can email and ask his opinion.  I think it would come down to if the tenant demonstrated negligence in the matter.  This would be hard to prove, but if the mold is visibly present, then you probably have some grounds.  I would document all visible signs of the mold.  And my biggest question i would ask myself is are they good tenants? That is generally a good base line for how to move forward

Would it be possible to find texas wholesalers here? I'm not having good luck here in the lubbock market.  Posted the question here, and not a single response.  Either my is no good, or there aren't many wholesalers in my area.  Or possible they all have so much money that they no longer need any more, any guidance would be most appreciated, thanks!

I have dealt with mold in the past, and i would think that it would benefit you to get it squared away as soon as possible, one of my partners had a similar situation, drug his feet, and the city came and taped up the property, my partner had to put them in a hotel for 2 weeks while he mediated the mold. 
The insurance eventually reimbursed, but it was a pain none the less.  Secondly, the mold will continue to spread, so todays problem will be tomorrows little cousin.  I hope you get it all figured out.

Is there anyone working with good wholesalers in the lubbock market?  Or maybe worked with in the past?

I am in lubbock, and i can tell you duplexes and quads are in high demand, there ihas been a recent spike in demand for higher end rentals here in town, renting from 1400 to 1700, which is the top of the market here.  Mainly is the motivation to move into one of the two school districts that most people want their children in.  The college rentals have been pretty flat for the most part, but the cost of entry keeps rising in that sector, so the better returns will most likely be in the frenship or cooper school districts

Texas is a great place to invest, we have tons of inventory, and a fairly stable, i.e. predictable, market and tend to weather the national fluctuations better than most states.  Also we have a lower entry level than the other states, outside of Indiana, good luck!

Hey @Amanda M Laird sounds like you have been doing things the right way! I know that texas is quite a distance, but you could really stretch your dollars here and there is a ton of opportunities here, there are multiple opportunities here in my town (lubbock) and many more in the dallas area, austin are, san antonio, and houston areas.  If you would like me to send some sample deals available just let me know, id love to help!  And i am  not a agent, but i know the market here very well, just let me know, good luck!

@Andrew Erickson I have been working on shipping container homes for the past couple of years, but maybe that should be an avenue you research, since these homes would have to be shipped anyway. It  makes sense to ship them already built so that they are turn key.  And the systems are already in place for logistics, there are tons of examples of tiny homes built from shipping containers, and i read an article that stated china has a plethora of them available, but your project sounds exciting, please keep the BP community updated on your progress!

@Jeremiah Phillips I must have went to the wrong site, that site list fox and the hound as the meeting place, which has been closed for quite a time now.  Additionally, the last post was from 2015.  Was i in the right place?  I am looking for something with involvement and the excitement of meeting with like minded individuals, when was the last meeting? And how many investors were in attendance?
