Hey,

I am currently looking at a property with good cash flow but has what sounds like foundation issues. I just talked to the sellers agent and they said the previous home inspection report said something about a structural issues. You can see from the photos on the place that the whole house is sagging towards the middle.

The house is obviously a decent price because of this and I am not afraid of getting the work taken care if I need to but I am not sure if anyone on here has any experience with this? The listing says "concrete" as the foundation so I am assuming this means a concrete slab foundation.

The agent mentioned that the issue was there 3 years ago when the seller bought the house and that it hasn't deteriorated at all since then, but who knows.

Thoughts?

Hey,

Complete newbie here with real estate investing but learning lots quickly. I asked yesterday about getting myself a realtor or going solo, and based on the advice I plan on getting a realtor in the area I am looking at. I still don't have one and would like to phone the agent of the property I am looking at today and ask her some questions. I am curious if there are any good questions I am missing, or any other advice. Here is what I have so far:

- Why are they selling?
- What kind of leases are in place?
- Who pays for utilities?
- Are all 4 separately metered?
- Any known issues with the house?
- Price of Utilities?
- How are the rents split up?
- Vacancies?
- Types of tenants in place?
- Age of roof?

This property is a 4 plex that I am looking at. Of course I am going to be careful about what I say during the conversation, I am mainly interested in asking these questions to get a preliminary of the place before I go ahead and take a closer look.

Hey,

New member here and learning as much as I can as fast as I can. I have been looking at a lot of different properties over the last few months looking to make my first investment purchase. I have found one that could be interesting and am curious if I should use a realtor despite having found the property myself? I understand that a realtor also helps the negotiation process, etc, but I think I can do this on my own. The seller has an agent, and I could use the fact that they would save money by not paying a buying agent commission to lower the price. The 4 plex has also been for sale for a little bit as well.

Thoughts?
